When Is A Sign Permit Application Necessary?

A Sign Permit for a permanent sign is required before any exterior sign is installed, as defined by the City Sign Bylaws (where the sign is going to be erected), . This requirement applies to all types of signs, including free standing, wall-mounted, and marquee signs. Illuminated signs require both sign and electrical permits.

Before any person places, erects or alters any sign, they shall make an application for a permit in writing to the City in the form prescribed for the purpose by the Building Inspector, unless the sign is specifically exempted Bylaw.

Application Checklist !

Every applicant for a permit of any sign shall file, in multi copies, with the Commissioner, the following information, the accuracy of which shall be verified by a statement signed by the applicant.

Complete application form signed by the property registered land owner.
Sketch and Site Plan showing the proposed location of the sign in relation to the boundaries of the lot upon which it is situated.
Current photo where the sign is to be attached to the building face.
Applicable fees.

Architectural and engineering drawings including : Front and side elevations, Sections, Dimensions, Details of drawings, And method of attachment, electrical wiring, Footing details and structures.

Note:

Sealed drawings prepared by a Professional Engineer when required!
The applicant shall in no case proceed with the placing, erection, or altering of any sign until the permit has been issued!
Installation of the sign may require reviewing by a professional engineer or inspector.

In the case of a development comprising more than one building or business or more than one lot, the Building Inspector may require the submission of a Comprehensive Sign Plan indicating the number, locations, sizes, and general appearance of all signs proposed to be erected or installed in the development, which shall be coordinated such that the signs present a consistent and unified appearance.

How Much Time Does The Process Take?

The amount of time to process a sign application is largely dependent upon the complexity of the sign. In addition, the time frame is affected by how well the applicant responds to meeting the requirements established by the Building Division and if all required documentation is provided.

What Is The Permit Application Process?

Sign Permit applications are reviewed by City's Building Division zoning staff; this review takes approximately three weeks. After staff approval, a Sign Permit is issued along with a sign tag (not necessarily) which is to be attached to the sign itself. The following information is necessary to process the permit application:

size (area) and dimension of the sign
location of the sign on the property or building (site plan required)
copy of the sign text
photographs of the property indicating where the sign is to be located.
Elevation drawings
How the sign is going to be attached to the wall/ground
A mandatory inspection may be required too.

What Will Be The Cost?

The total fee for each sign located in most of the cities/towns are dependant on the area of the sign. We charge the actual fee charged by the city. To cover up the gas and the cost of a person involved in the permit application process, there is a nominal fee charged by Sign Permit.Net

For How Long Is Sign Permit Valid?

Usually a Sign Permit for a permanent sign is valid for the life of the sign, provided that the sign remains in the location approved with the permit.

Offence & Penalty

Every person who violates any of the provisions of this Bylaw or who suffers or permits any act or thing to be done in contravention of or in violation of any of the provisions of this Bylaw or who neglects to do or refrains from doing anything required to be done pursuant to any of the provisions of this Bylaw, or who does any act which violates any of the provisions of this Bylaw, commits an offence and each day during which such violation occurs or is allowed to continue shall constitute a separate offence.

What Is Sign Variance?

When a property or sign is definitely not in conformance with a zoning ordinance, nor is it allowed under conditional use rules, it is in violation of the zoning law. The owner can apply for a variance and a hearing is held to determine if the sign can continue to exist and be utilized even though it is in violation.

Zoning

It is the process of planning for land use by a locality to allocate certain kinds of structures in Certain areas. Zoning also includes restrictions in different zoning areas, such as height of Buildings, use of green space, density (number of structures in a certain area), and use of Lots and type of businesses. Levels or types of zoning include open space, residential, retail, Commercial, agricultural, and industrial.

Examples: if you wanted to open a business in an area that was zoned as "residential," You might not be able to do it, unless you received a variance (exception).

Maintenance

All signs should be maintained in a safe condition, free from any defects.
All signs should be maintained in good visual condition.
Failure to maintain a sign may result in an order to remove the sign.
